Homes Within Reach is proposing to subdivide the existing parcel at 316 Madison Avenue into two lots. The parcel was originally platted as two lots that were combined. The proposed subdivision would re-establish the original lot sizes, which are consistent with the majority of the lots on the 300 block of Madison Avenue. The existing home on the property is proposed to remain and one new buildable lot for a single-family home would be created.
To accommodate the request the following is required:
- Preliminary/Final Plat to Re-Plat 316 Madison Avenue into two lots
- Variance from Sec. 36-437 of the Edina City Code to allow lot area of 5,988 sq. ft. and 6,004 sq. ft. where 9,000 sq. ft. is required
- Variance from Sec. 36-437 of the Edina City Code to allow lot width of 45.96 feet for both lots where 75 feet is required
- Variance from Sec. 36-437 of the Edina City Code to allow lot depth of 130.27 feet for one of the lots where 130.57 is required
