This was approved at City Council on December 3, 2024.
Alpha Investment Group LLC is proposing to convert the 133-unit Marriott Residence Inn hotel to a 136-unit apartment. There would be no building expansion or site revisions proposed, other than adding landscaping along Edinborough Way and 78th Street to better screen the parking lot. The property is zoned MDD-5, Mixed Development District, in which multifamily residential is a permitted use.
The request requires the following:
- Site Plan Review.
- Variance: Enclosed parking space variance from 136 enclosed stalls to 0. (This is an existing condition, as the hotel was only served by the surface parking lot.) The site does contain the required number of parking stalls for an apartment, however, none of the stalls are enclosed.

Hello, my name is Karen Dumas and I own the property at 7615 Edinborough Way in Edina, MN, unit number 4206. I am against the conversion of the Marriott resident hotel into a 136-unit apartment building. We're getting to the city of Edina getting to densely populated and it's just a traffic nightmare. We at Edinborough. The location is not suited to apartments and would add congestion to the area. This is a large number of parking spots requiring a variance, these regs were put into place for a good reason. It's also unrealistic to think that there would only be 1 car per unit, where do the other cars park?

Hi my name is Amy Nelson. I live at 7615 Edinborough Way Unit 4208. I'm calling about the public hearing for the Marriott residents hotel. I actually love that and that’s it’s on the end of my block so when friends come, they can stay there. It's just a lovely place and 'm sorry to see that It could potentially go into 136 apartments because I think it's just perfect for people to, to stay at when they visit me. I know that sounds very selfish but I had stayed there before I moved into Edinborough Way, that was there. I moved to the cities 19 years ago that was 1 of the places we would always stay. They had a wonderful breakfast there. The rooms are just so great. And it's so centrally located so that you could just travel anywhere in the cities from there. And it was not too far so when we go to concerts, when we go shopping everything, we just really loved it there. So that's my 2 cents worth is that I hope it stays, because it's just a great hotel to stay at. Thank you. Very much. Bye. Now.

Liz Smithson, Edinborough. This project is on the same property as the Edinborough Association where I live. Ideally, this location would stay a hotel and not be turned into apartments. We frequently have family come and stay in that hotel when they are visiting and it always seems like it is busy. It also seems like there are lots of development projects in the works to add more apartments in this part of Edina and I am wondering if turning this hotel into apartments is necessary.
I neglected to introduce myself- Ellen Rosser, resident of Edinborough condos. We own two units one of which is occupied by my elderly mother and the other by my husband Bob and I.
What is the expected impact for the neighboring indoor park and the senior care apartments and condominiums?
Will these be low income or be attached to programs that will house sex offenders or be associated with social services programs that will house large numbers of immigrants or will they be moderate one bedroom general accommodations.
Knowing the size of Residence Inn rooms, these will be very small apartments. Who is the intended target resident and what is the targeted rent expected for the units? The letter was very vague and contains few details.
