The applicants were asked to come back with a revised plan during the July 14, 2021 Planning Commission meeting. The rear yard setback variance was removed and a lot coverage variance of 1.3% was approved at the August 11, 2021 Planning Commission meeting.

The variances requested are for an 9 - foot rear yard setback variance and a 1.5%, or a 277.55 square foot increase beyond the allowable 25% building coverage limit for property located at 6601 Biscayne Blvd.

This project involves removing an existing deck and patio and replacing them with a screened porch and smaller deck. The variance application is for an increase of 1.5% over the allowed 25% lot coverage. Current lot coverage is 29.2% so this project would be a net reduction to 26.5%. An addition off the back also encroaches the 25-foot rear yard setback requirement providing a 16-foot rear yard setback instead. The applicant has stated the purpose is to allow enjoyment of their back yard from the upper, (main), level without relying on stairs, as the owners intend to age-in-place.
