5120 and 5124 Hankerson Ave Sketch Plan (Grandview Townhomes of Edina)

A sketch plan proposal to tear down the two existing single-dwelling units to build two double dwelling units at 5120 & 5124 Hankerson Avenue. These sites would both gain access off the Alley on the west side of the sites. The subject properties are zoned R-1, Single Dwelling unit District. The site is guided low density residential, which allows between 1-5 units per acre. The properties are 19,468 square feet in size (9,769 and 9,699 s.f. each). The proposed density is 9 units per acre. The applicant would seek the following if a formal application is proposed:

  • A Comprehensive Plan Amendment to re-guide the site from Low Density Residential to Medium Density Residential, which would allow up to 12 units per acre; and
  • A Rezoning from R-1, Single-Dwelling Unit District to PUD, Planned Unit Development to extend the existing zoning from the south.


Sketch Plan Submittal


This sketch plan will be considered by the Planning Commission on September 13, 2023 and by the City Council on September 19, 2023.
