Macy's Furniture Store Site (NW Lot - 7235 France Avenue)
A sketch plan proposal to revise the approved site plan for the northwest lot at 7235 France Avenue. (The Macy’s Furniture Store Site.) The proposed new project is for an age-restricted (55+), 7-story apartment comprised of 138 residential units, with 7,400 square feet of retail on the main level and two levels of enclosed parking.
The previously approved plan included a 7-story 124-unit apartment with 13,586 square feet of office and 5,915 square feet of retail.
The size of the site expands from 1.79 to 1.83 acres. The lot coverage expands from 37% to 57%; the FAR expands from 2.59 to 3.5 and the impervious surface expands from 82% to 88%. Ten percent (10%) of the units would remain affordable at 50% AMI.
To accommodate this request, the following would be required:
- Zoning Ordinance Amendment to accommodate the proposed changes.
- Site Plan Review & Revised Overall Development Plan for the PUD, Planned Unit Development.
