The request is for a 4.8-foot front yard setback variance from the 34.8-foot requirement to allow a 30-foot front yard setback for a garage addition Instead of the required 34.75 ft. A 2.7-foot south side yard setback variance from the 9-foot requirement to allow a 6.3-foot side setback for a 2nd story addition above the south portion of the house. The proposed additions meet the other requirements of Section 36-438 of the zoning code.

Tara James, Morningside. I retract my earlier comment. I support the proposed variance and design plans. This house is directly behind my house. I have reviewed the plans and realize they are tasteful and definitely in keeping with the design and aesthetics of the neighborhood - everything will be done exceptionally nicely. The garage additional will not impact run off because the 5 feet in front of it would be concrete driveway anyway. Please disregard my earlier negative comment and approve the variance.
Tara James, Morningside. I am opposed to the proposed variance and design plans. The proposed variance is out of scale and inconsistent with the surrounding neighborhood. Having a garage jut out 5 feet in front of all of the rest of the houses is unnecessary and diminishes the aesthetic appeal and overall character of the neighborhood. Garages in particular are not the most beautiful part of a home and I see no reason why one should be sticking out past the line of all of the other homes on the block. Additionally, Morningside has drainage and runoff issues and a variance allowing additional square footage of a property to be covered by a garage will contribute to this. If the project is allowed to go forward, I would like to see a proposal for a rain garden addressing the additional runoff created by a garage extending past the setback line and perhaps helping account for some of the loss of aesthetic appeal.
Emily Aviles, Morningside. The project is 2 houses away from my home. I have reviewed the proposed variance and the design plans. I support the variance proposal for the project and feel the proposed design complements the neighborhood.
