Public Hearing: 3.2 foot first floor height variance for a new home at 4604 W 56th Street

This variance was approved 6-0 at the Planning Commission meeting on May 26, 2021.


The subject property is located on the north side of West 56th Street currently consisting of a rambler with an attached garage that are proposed to be removed. The applicant is requesting a variance for a tear-down re-build/new home. The property is near a pond with a high-water table. The variance request is to allow a 3.2-foot 1st floor height increase from the 1 foot maximum allowed for a new home. Due to proximity to a pond and corresponding high-water table the basement is proposed to be elevated requiring a higher than 1 foot first floor increase. The project complies with all other zoning ordinance requirements.
