This was approved at City Council on October 15 2024.


Donnay Homes, on behalf of the property owner, is proposing to subdivide the properties at 5120 and 5124 Hankerson Avenue into three lots. The existing homes on both lots would be torn down and new homes constructed on each new lot.


To accommodate the request the following is required:

  1. A subdivision.
  2. Lot width variances from 75 feet to 50 feet for each lot.
  3. Lot depth variances from 135 feet to 130 feet for each lot.
  4. Lot area variances from 9,000 s.f. to 6,509 s.f. for Lot 1, to 6,515 s.f. for Lot 2 and 6,520 s.f. for Lot 3.


Within this neighborhood, the median lot area is 6,504 square feet, median lot depth is 130 feet, and the median lot width is 50 feet. (See attached document for median calculations.)

Public Input- 5120 and 5124 Hankerson Avenue

The City of Edina offers several ways for people to provide input on development projects. Regardless of the method, all public input is considered, so people need to use only one method. 

Instructions for leaving a public comment below:

  • Your comment will be available to Planning Commission, City Council, staff and others to review immediately instead of waiting until the public hearing.
  • Your comment will be posted and publicly viewable as soon as you hit 'Submit'.
  • You will not be able to edit or remove your comment.
  • Please introduce yourself, your neighborhood and your thoughts about this project.
    Example: Barbara Smith, The Heights. The project is two blocks from my home and my children would have to walk past it every day on their way to school. Please consider adding sidewalks to this project.

Other ways to provide comment:

1 - Leave a voicemail with your public input at 952-826-0377. Staff will submit the transcribed voicemail to Better Together Edina. (Available once project application is submitted)

2 - Two public hearings will take place for each development project in the City Hall Council Chambers, 4801 W. 50th St. Attend the meetings in person to give public input or watch the meetings live from home on Edina TV (Comcast Channels 813 or 16) or EdinaMN.gov/LiveMeetings(External link). Call in to provide live testimony at 312-535-8110. Call in access code and password are provided in the meeting agenda which can be found at EdinaMN.gov/Agendas(External link).  

Generally, the City Council makes a decision on each development project at the City Council meeting following the second public hearing.

My name is Ms. Fitch and I live in the Grandview neighborhood on the proposed development street.
My ex husband lives on Williams and is directly behind the proposed townhomes.
Our son is nine and currently walks through the alley of the proposed site to and from my home and his fathers. His safety changes with more auto traffic and garages closer to the alley.
Townhomes can change the make-up of the neighborhood. We have more than 20 kids on our street alone and I believe only one child in the townhomes. Selfishly I’d like to have a neighborhood that remains similar to what I purchased it for (less cars, safer for kids to play).
Current homeowners, myself included, invest highly in our homes. We abide by very strict Edina building codes and for some reason builders are able to come in and request much more leniency (changes in lot size, single vs. multi-family homes and setback changes). I'm not sure how this is fair to folks already invested in the community.
