The request is for a 3.8-foot variance to the 10 ft north side yard setback requirement allowing a 2nd story addition at 5728 Fairfax Ave. So. The homeowners and their expanding family have outgrown the current one-story space and have indicated one of the best aspects of their home is the location. The owners would like to stay in the home by adding a second floor. The second floor will provide bedrooms, bathrooms, and a laundry room on the same level to accommodate their needs. The current footprint is 6.2 feet away from the property line on the north side. The minimum side yard setback required is 10 feet. The home is existing nonconforming requiring a 3.8-foot side yard setback variance to continue the north wall above the 1st floor at the existing setback. The second floor will be built directly above the current footprint on the north side, which will require a variance of less than four feet and match existing conditions.
