The conditional use permit and variance were approved at City Council on April 4, 2023.


US Internet Corp. is requesting a Conditional Use Permit and Variance to construct a 1,900 square foot utility building at 6444 Xerxes Ave. S. The Variance requested is to construct a building with no windows due to security concerns, and built with culture stone and EIFS instead of brick or stone.


The Planning Commission meeting was cancelled (due to weather) February 22, 2023 and pushed public hearing dates back.

    What is this building going to be used for? Is the only question re: windows and materials or can the building itself be stopped? The Edina City Council never paid attention to us before. Will they this time, or is the hearing just a formality?

    US Internet Corp. (USI) is proposing to construct a 1,900 square foot utility building for the purpose of improving and expanding internet service for Edina residents. Currently USI serves portions of north/northeast Edina. The Xerxes facility would cover central and southern Edina. Privately utilities are an allowed use on the site, subject to conditions. The City has very little discretion to say no to the use. The Variance requested is to construct a building with no windows due to security concerns and built with cultured stone and EIFS instead of brick or stone entirely. - Cary Teague, Community Development Director
