This project, scheduled for construction in 2021, includes:

  • Complete reconstruction of the asphalt pavement,
  • Complete reconstruction of the concrete pavement with asphalt pavement,
  • Full installation or replacement of concrete curb and gutter,
  • Complete replacement of watermain and water services,
  • Improvements to the sanitary sewer and storm sewer systems, and
  • Construction of a 5-foot concrete sidewalk along
    • Hansen Road between West 60th Street and West 56th Street, and
    • West 56th Street between Hanson Road and Normandale Road
  • A preliminary assessment amount of $17,200 per REU (Apr 2021)
  • A revised preliminary assessment amount of $13,600 per REU (Assess Policy Revision Jul 2021)

    Hi As the fall turf project wasn't successful in many of the yards (still weeds/dirt and no grass). Is the city planning on fixing this?

    The City will soon be preparing a list of properties that do not meet the City's requirements and still need work.  A new turf subcontractor will be restoring yards with seed this spring, likely in early May.  Stay tuned for more information on this website.

    The recent weed spraying on August 1 failed. The weeds are growing without any signs of letting up. In a recent conversation with the Mayor in front of my house, he stated that sod may be the answer for the repeated turf failures. Can you please provide an update on next steps by the City. This situation is beyond frustrating for the residents of the Melody Lake area.

    The dug up areas on both sides of my house (corner lot) were reseeded three weeks ago. I've watered every day since and pulled hundreds of weeds. Yet, with the recent heatwave, I'm losing the battle. Who is ultimately responsible for what's becoming a weedy mess? An employee of the contractor told me any spraying to knock down the weeds will be up to the city. Is that correct? After seeding was done last year, water trucks were sent out. Why not this time? It feels like we've been left with with a mess, with no instructions and little support.

    Thanks for your questions and your efforts to help.  Ultimately, it’s the contractor’s responsibility to establish turf free of significant weeds.  Likewise, the City tells the contractor what the end product should be, but it’s up to the contractor to determine what the means and methods are to achieve this, including weeding.  I understand it's little consolation to you and your yard, but the turf subcontractor won’t be paid fully until they meet the City’s specifications.

    With the road work possibly being delayed on Windsor Ave. can someone come look at the giant hole near the man hole/sewer thing at the top of our hill? It’s very dangerous as is and we are all concerned with ice and snow that will cause us a lot of problems in the winter. We at times haven’t been plowed for days and can have issues getting up the hill even without that obstacle.

    The severe pavement deterioration next to the manhole castings on Windsor Ave will be repaired in fall 2021.  Windsor Ave road reconstruction will be postponed to spring 2022.  Standby for a door notification on this update.

    Is it too late to have someone come out to line the sewer from the street to our house? Thank you, Mark Biedenfeld - 5600 Code Avenue

    Mark, Do you have a contractor lined up for this work yet? There are still at least 3-4 weeks until curb and gutter are planned to be installed on your block of Code. If you are able to get someone in to line the sewer in that time frame that would work out. Otherwise, let me know what the soonest date they have available is and I can do my best to tell you what state the road will be in.

    Can you tell us why the intersection of Dale and 56th is reconfigured? Dale seems oriented with a bias toward turning left. The fire hydrant is moved from the north side of 56th onto the east side of Dale. But the hydrant is placed several feet into the old configuration of Dale Avenue. Curious b/c many people do turn right from Dale onto 56th (or from 56th, they turn left onto Dale). I’m guessing you have a study that tracked how the intersection is used, so just curious about the rationale behind the change. Is it to accommodate the sidewalks? But then, why the move of the hydrant?

    Thank you for your question.   Primarily the intersection is revised to reduce runoff of water and pollutants by reducing impervious surface.    This is one of the guidelines in the City’s Living Streets Plan.  In general, reducing or eliminating intersection skew and decreasing pedestrian crossing distance also improves safety at unsignalized intersections.

    i’m in the 5800 block of bernard pl. in the updates when it says water service installation is that hookup of the house to the new water main and then the temp stuff goes away? are we on track for this? just curious. thanks

    Phase 2 water service installations are expected to be complete soon. When complete, the contractor will connect houses to the new watermain and remove the temporary water system.  This could occur sometime between 7/16 to 7/21, depending on final watermain testing results.

    Thanks for your question.   The final assessment amount has not been determined.  A letter will be mailed to you in September 2022 which will include the final assessment amount and options for paying the final assessment in detail.  You can pay the whole amount or a minimum 25% in October 2022 without interest for the first 30 days.  Or you can do nothing and the assessment amount will roll over to your property taxes spread out over 15 years, with interest.

    Is the city installing a stub so we can do a direct connect to our sump pump drain?

    Thanks for your question. The city is installing sump drain throughout the majority of the project area, and every residence may choose to hire a private contractor to connect a private sump drain to the City’s sump drain pipe.   Private contractors must install the sump drain tee connection (stub) to the main line.
