Construction Update - 9/15/2023

Phase 1: Grimes Ave and Inglewood Ave

• Topsoil installation is complete. Seeding, hydro mulch and watering is scheduled to begin the week of 9/18.
• Irrigation system repairs are complete, except for a select few corner lots where additional construction remains. Please contact Nina if you have issues with your system.
• The final layer of asphalt will be completed once all 3 phases of the project are complete.

Phase 2: Monterey Ave and Lynn Ave

• The base layer of asphalt is tentatively scheduled to be paved 9/18.
• Asphalt driveway tie-ins are scheduled for mid-week of 9/18.
• The remaining sidewalk installation is tentatively scheduled for late September or early October.
• Concrete driveways, aprons, and select sidewalk work is complete.
• Final roadway grading is complete.
• If you had landscaping plantings, rock etc. impacted by construction, we need your help providing an itemized list of replacement landscaping items so the contractor can place the order with their supplier. Please reach out to Nina with details.

Phase 3: Kipling Ave and W 40^th St

• Water service replacements began and will continue the week of 9/18.
• Storm sewer on W 40^th St is complete.
• Sump drain installation and storm sewer improvements on Kipling Ave will begin following the completion of water services.
• Roadway excavation on W 40^thSt is nearly complete. Roadway excavation on Kipling Ave is tentatively scheduled to begin the week of 9/25.
  • Roadway excavation on the south half of Kipling Ave is expected to be deep. Please check your front door daily for roadway impacts and temporary loss of driveway access.
