Public Hearing: 4914 Bruce Ave

Both variances were approved at Planning Commission on August 10, 2022.

The applicant is requesting two variances. The first variance request is a front yard setback variance to the required front yard setback along 50th Street West. The required front yard setback on the southside of the property is 119 feet. The applicant is proposing a 84.46-foot variance to allow a new detached garage to be constructed 34.54 feet from the south property line.

A certificate of appropriateness for the new detached garage was approved by the Heritage Preservation Commission at their July 12th meeting.

The second variance request is a fence height variance to allow a 6-foot fence in a required front yard. Fences in required front yard setbacks are limited to 4-feet. Because the subject property is a corner lot, there is a required front yard setback off of 50th Street West and Bruce Avenue. The proposed 6-foot fence will be within the required front yard off of 50th Street West.
