On September 7, 2022 City Council approved Ordinance No. 2022-08 & Resolution No. 2022-73: Approving Preliminary Rezoning & Preliminary Development Plan for Solhem Companies at 4600 and 4620 77th Street West

Solhem Development is proposing to tear down one of the existing office buildings at 4600 77th Street and construct a 7-story, 276-unit apartment with a small main level cafe. The plan also features a new entrance to Fred Richards Park from 77th Street. The specific request is a rezoning of the site from MDD-6 to PUD-23. The proposal would be an expansion of the residential development project under construction to the West, which is a 408-unit Housing Development zoned PUD-23.

Will there be an air conditioner on the roof? That makes it eight stories. What hours will the cafe be open? Previous meetings stated that buildings will be limited to four stories, how can this be seven? Is that what they're voting on, the increase in height restrictions?

    Hi Melanie,

Air conditioning units must be screened from the ground level at the property lines. The building height would match the height of the apartments under construction to the west. City Council is voting on the height increase.
