On October 6, 2022 City Council Approving the Final Redevelopment Plan, Site Improvement Plan Agreement, and Final Rezoning from MDD-6 to PUD-23 at 4600 and 4620 77th Street West (approving Ordinance No. 2022-08 & Resolution No. 2022-92).


Solhem Development proposed to tear down one of the existing office buildings and construct a 7-story, 276-unit apartment with a small main level café. The plan also features a new entrance to Fred Richards Park from 77th Street. The specific request is a rezoning of the site from MDD-6 to PUD-23. The proposal would be an expansion of the residential development project under construction to the West, which is a 408-unit Housing Development zoned PUD-23.

    Will there be an air conditioner on the roof? That makes it eight stories. What hours will the cafe be open? Previous meetings stated that buildings will be limited to four stories, how can this be seven? Is that what they're voting on, the increase in height restrictions?

    Hi Melanie, 

    Air conditioning units must be screened from the ground level at the property lines. The building height would match the height of the apartments under construction to the west. City Council is voting on the height increase.
