Morningside C Neighborhood Roadway Reconstruction

As construction begins in your phase, we would like to stress the importance of checking your front door daily for time sensitive notifications. We invite you to review this document summarizing what to expect during construction.

Phase 1: Grimes Ave and Inglewood Ave

• Removals including curb and gutter, sidewalk and driveways is complete.
• A select number of trees are scheduled to be removed during the week of 6/19.
• The temporary above ground water main active.
• Sanitary sewer repairs and water main pipe bursting began on 6/15. This work will continue through the week of 6/19.
• Check your front door daily for temporary loss of driveway access.

Phase 2: Monterey Ave and Lynn Ave – Work tentatively scheduled to begin in July

• A select number of tree removals will be completed in concurrence with Phase 1 tree removals, scheduled to occur the week of 6/19.

Phase 3: Kipling Ave and W 40^th St – Work tentatively scheduled to begin in August

• A select number of tree removals will be completed in concurrence with Phase 1 tree removals, scheduled to occur the week of 6/19.

• Setup of the temporary above ground water main began.
• Following temporary water setup, the utility subcontractor, Kusske Construction, will be reaching out to residents to set up temporary water service. They will need access to the home to finalize the transition to the temporary watermain.
• Check your front door daily for notification of temporary driveway access or water loss.
• Utility work to begin the week of 6/12.

Please set out your garbage and recycling containers before 6 AM. We have encouraged haulers to arrive early to avoid conflicts with the contractor and their operations.

• Grimes Ave and Inglewood Ave are scheduled to be reclaimed on June 6. Reclaiming is the process of grinding the existing asphalt into a gravel base.
• In preparation for the underground utility work, removals including curb and gutter, sidewalk, driveways, and landscaping is scheduled to start June 7. A select number of tree removals will be completed as well.
• Setup of the temporary above ground water main is scheduled to start the week of 6/5.

1. CenterPoint Energy’s contractor, Michels Corporation, is scheduled to begin gas main and service replacements on May 3.
2. CenterPoint Energy's work is not part of the City's Morningside C Neighborhood Roadway Reconstruction contract.
3. This work is occurring to replace old steel gas main and services prior to the City’s roadway and utility reconstruction project.
4. Gas main and service work will NOT occur on West 40^th Street, Inglewood Avenue, the north half of Grimes Avenue or the north half of Kipling Avenue.
5. City staff will only be onsite for this work periodically to ensure the gas main is not placed in the way of our future infrastructure.

The contractor estimates beginning utility work in June in the Morningside C work north of W. 42^nd Street. The contractor plans to complete the utility work in the Morningside D/E project area south of W. 42^nd Street before beginning work in the Morningside C area.

Consider upgrading your service pipes and connecting your sump pump to the City’s storm sewer system

Service Pipes

Now may be the time to upgrade your sanitary sewer and water service pipes. Homeowners are responsible for the sanitary sewer pipe from the main in the road to the house and the water service pipe from the water shut-off valve to the house. Upgrading private service pipes is not required as part of the project; however, the age and condition of the City-owned utilities suggests that your service pipes may be nearing the end of their useful life. Sump Drain Connection

Sump drain pipes will be installed behind the new curbs where feasible. If you have a sump pump that discharges into the street or the boulevard, we encourage you to connect it to the new sump drain pipe after it is installed. The City Council awarded the construction contract to GMH Asphalt on April 4, 2023. Stay tuned for further updates regarding a construction start date.

The City Council will meet on on April 4, 2023 to consider awarding a construction contract to GMH Asphalt. Stay tuned for further updates regarding a construction start date.

Based on public hearing testimony, petitions, survey results and staff recommendation, the City Council approved the addition of sidewalks on Kipling Avenue, Monterey Avenue and West 40th Street on January 17.

The location of the sidewalks are proposed to be along the west sides of Kipling and Monterey Avenues, and the south side of West 40th Street. See the staff report to council here.
