This project began construction in 2022 and will continue in 2023. The work includes:
- Complete reconstruction of the asphalt pavement,
- Full replacement of concrete curb and gutter and sidewalk,
- Replacement of fire hydrants and watermain gate valves. The project will also include new water services between the main in the street and the property’s shut-off valve (curb stop),
- Improvements to the sanitary sewer and storm sewer systems, including flood risk reduction improvements, and
- Assessments to property owners for the roadway project costs, at $8,338.95 per residential equivalent unit

Phase 2
- The remaining concrete work schedule is to be determined.
- Irrigation repairs will continue.
Phase 3 – W 42nd Street
- The watermain replacement work and large diameter storm sewer installation are on hold again due to Xcel Energy. The contractor will install sump drain pipe while waiting for Xcel Energy to coordinate holding of utility poles.
- Crews have also begun water service replacements and will be taking homes off the temporary watermain when the water service replacements are complete. The contractor will need to access the basement of the home to finalize the transition to the permanent water line.
- A daytime closure of W 42nd St will occur while large machines are installing the underground utilities. Please check your front door daily for time sensitive notifications related to driveway access. W 42nd St will reopen after work has concluded each day.
Phase 3 – Grimes Ave between W 42nd St & Morningside Rd AND Phase 4 – Crocker Avenue
- Driveway aprons and concrete driveway replacements are nearing completion.
- The first asphalt layer is tentatively scheduled to be paved on 11/2.
Phase 5 – Morningside Road and Grimes Avenue south of Morningside Rd – Postponed until 2023
- Based on the Xcel Energy delays on West 42nd Street, Phase 5 will be postponed until spring 2023.

- Areas with remaining concrete work will have the topsoil placed after the concrete is poured.
Phase 3 – W 42nd Street
- W 42nd St utility work began on 9/28 with sanitary sewer work. This work is now scheduled to last through 10/10.
- Following the sanitary sewer work, crews will begin installing the new watermain along W 42nd St. This work is scheduled to last through the week of 10/10.
- Concurrent with the watermain work, crews will begin installing the deep and large diameter storm sewer.

Phase 2
- Remaining concrete work is anticipated to be completed during the week of 10/17. The contractor is expected to prioritize Phase 3 curb and gutter and residential driveway aprons before sidewalk installation.
- The contractor has prepared most of the phase for topsoil placement. Topsoil placement began on 9/29, and will continue through 9/30.

- Based on the Xcel Energy delays on West 42nd Street, it's possible Phase 5 may need to be postponed until spring 2023. Many factors will contribute this, including Xcel Energy progress, weather, favorable conditions for utility work on West 42nd Street, etc. Stay tuned for future Phase 5 updates on BTE.

Phase 2
- The concrete sidewalk installation is substantially complete throughout the phase. Remaining concrete walk work is scheduled to be completed after the installation of US Internet facilities.
- Topsoil placement will follow the remaining concrete installation work.
Phase 3 – W 42nd Street
- W 42nd St utility work will begin on 9/26 with Sanitary Sewer work. This work is scheduled to last through 9/30.
- To maintain a dry working environment for underground utility work, the contractor has installed a dewatering system on W 42nd St to lower the groundwater. These pumps and generator will need to run continuously for an anticipated 4 weeks to facilitate the utility installation.
- Crews have installed the temporary above ground watermain on W 42nd St, which will undergo testing before crews begin hooking homes up to temporary service.
- Kusske construction will be reaching out to homeowners to set up temporary water service during the week of 9/26. They will need access to the home to finalize this switch to temporary water service.
- Please check your front door daily for time sensitive notifications.
Phase 3 – Grimes Ave between W 42nd St & Morningside Rd
- The remaining section of Grimes Ave will have roadway excavation and gravel installation during the week of 9/26.
- Curb and gutter and driveway aprons installation will follow the roadway excavation.
Phase 4 – Crocker Avenue
- Sump drain installation is nearly complete. The remaining sump drain will be installed on Monday, 9/26. There will be a short term (<45 minute) loss of access when the sump drain installation blocks your driveway.
- The contractor is scheduled to begin roadway excavation and gravel installation on 9/27. This process is anticipated to last through 9/30.
- Curb and gutter installation will follow the roadway excavation.
Phase 5 – Morningside Road and Grimes Avenue south of Morningside Rd
- Phase 5 is tentative to begin in October. Based on the Xcel Energy delays on West 42nd Street, it's possible Phase 5 may need to be postponed until spring 2023. Phase 2
- The concrete sidewalk installation is scheduled to begin on 9/15 and be complete by 9/20.
Phase 3 – W 42nd Street
- The southern half of W 42nd St between Alden Ave and Grimes Ave will be reclaimed on 9/16 to accommodate the dewatering needed for the storm sewer work.
- To maintain a dry working environment for underground utility work, the contractor has installed a dewatering system on W 42nd St to lower the groundwater. These pumps will need to run continuously for an anticipated 4 weeks to facilitate the utility installation.
- The generator needed to power these pumps is anticipated to be activated on 9/16.
- Crews will begin installing a temporary above ground watermain on W 42nd St on 9/19. Temporary watermain testing will occur before crews hook homes up to temporary service.

Anticipate a loss of driveway access up to 45 minutes when the sump drain installation blocks your driveway. Check your front door for a notification of this work.
Phase 5 – Morningside Road and Grimes Avenue south of Morningside Rd

- The sidewalk installation is scheduled to begin late in the week of 9/12.
Phase 3 – W 42nd Street, Grimes Ave between W 42nd St & Morningside Rd
- Grimes Ave concrete work began on 9/8. Due to the rain on 9/9, crews will resume driveway apron work on 9/12.
- W 42nd St utility work is anticipated to begin late in the week of 9/19 near Alden Drive.
Phase 4 – Crocker Avenue
- The large diameter storm sewer installation is anticipated to be complete by 9/14.
- Sump drain installation is scheduled to follow the storm sewer installation, and is anticipated to conclude during the week of 9/19.

Growing Green Grass

Tips to help grass grow can be found in this video and briefly summarized below.
- Water - While the contractor is responsible to establish the turf for 90 days, your assistance during this period will help establish the turf more quickly. It is just as important to not over-water the new seed as it is to water the seed. The mulch bed should be moist but not over watered. Continue to water even after grass looks established.
- Fertilize - A commercial fertilizer is applied with the hydroseed. Additional fertilizer and herbicides are not recommended during the initial year of seeding as they can have damaging effects on grass sprouts.
- Mowing - Do not mow new grass until it is 6" high. When grass reaches this height, mow at the highest setting. Cut with this setting for the first few months, even after grass looks established. Do not collect clippings as they help feed the soil while grass develops. Please pass along the mowing recommendations to your lawn care service if you have one.
- Weeding - The contractor is responsible for establishing turf free of weeds. During the initial establishment period, weeding is the responsibility of the contractor, not the residents.
- Preventing Future Weeds - Weeds will likely appear with new grass. Properly watered, mowed and fertilized grass will prevent weeds from gaining a stronghold.
Turf establishment takes time. The City will continue to review the turf in the project area this summer to ensure proper growth.

- The contractor has completed the repairs to the damaged irrigation systems.
- Seeding and hydromulching is scheduled for the week of 9/5. Stay tuned for tips on growing green grass.
Phase 2
- The contractor began grading and installing gravel for the sidewalk replacement. This sidewalk preparation work will be mostly complete by the end of the day on 9/2.
- Final street grading will occur on 9/6 and 9/7 in advance of the first layer of asphalt.
- The first asphalt layer is scheduled to be paved on 9/8. Check your front door for a notification of this work.
Phase 3 – W 42nd Street, Grimes Ave between W 42nd & Morningside Rd
- Grimes Avenue concrete driveway aprons are scheduled to begin late in the week of 9/5. Check your front door for a notification of this work.
- W 42nd Street utility work is anticipated to begin late in the week of 9/19 near Alden Drive.
Phase 4 – Crocker Avenue
- Crews began the large diameter storm sewer installation. During this work, you can expect a short-term water shutoff while crews replace your water service pipe. This work is now anticipated to last through the week of 9/5.
- Check your front door daily for more information regarding driveway access loss, short term water shutoffs, and parking requirements.
- Following the large diameter storm sewer installation, crews will install the city sump drain.
No Work on 9/5
- There will be no work on Labor Day (9/5). Work will resume on Tuesday, 9/6!
