Morningside C Neighborhood Roadway Reconstruction

Phase 1: Grimes Ave and Inglewood Ave

• Topsoil installation, seeding, and hydro mulch is complete. The contractor will begin watering to support seed growth.
• Irrigation system repairs are complete, except for a select few corner lots where additional construction remains. Please contact Nina if you have issues with your system.
• The final layer of asphalt will be completed once all 3 phases of the project are complete, tentatively scheduled for mid-late October.

Phase 2: Monterey Ave and Lynn Ave

• The base layer of asphalt is complete.
• Asphalt driveway tie-ins will be complete by 9/22.
  • New asphalt driveways can be driven on after about one hour once final rolling is completed.
• The remaining sidewalk installation is tentatively scheduled for early October but could occur sooner.
• If you had landscaping plantings, rock etc. impacted by construction, we need your help providing an itemized list of replacement landscaping items so the contractor can place the order with their supplier. Please reach out to Nina with details.

Phase 3: Kipling Ave and W 40^th St

• Water service replacements are complete. All properties have been restored to permanent water main service.
• Storm improvements on Kipling Ave are complete. Sump drain installation work began late this week, and may continue into the week of 9/25.
• Roadway excavation on W 40^thSt is complete. Roadway excavation on Kipling Ave is tentatively scheduled to begin the week of 9/25.
  • Roadway excavation on the south half of Kipling Ave is expected to be deep. Please check your front door daily for roadway impacts and temporary loss of driveway access.
• Concrete curb and gutter is scheduled for the week of 10/2.
• The base layer of asphalt is tentatively scheduled for mid to late October.

  • Check your front door for loss of driveway access and appropriate parking locations.
• The base layer of asphalt is tentatively scheduled to be paved in mid-September.

Phase 3: Kipling Ave and W 40^th St

• Dewatering is complete. The generator and pump will be removed the week of 9/4.

• Storm sewer and sump drain installation will begin following the completion of water main improvements.
• Curb and gutter removal on the south side of W 40^th St will occur prior to storm sewer improvements.

Phase 2: Monterey Ave and Lynn Ave

• Roadway excavation and gravel installation began and will continue the week of 8/28.
• Excavation is anticipated to be deep on the south half of Lynn Ave and Monterey Ave. This work will take approximately 2-3 days to complete once the contractor begins in this area. Temporary loss of driveway access and traffic delays are to be expected. Driveway access will be restored at the end of each workday. Please contact Nina if you need special assistance or concerns during this work.
• Concrete curb and gutter, driveway aprons, and sidewalk work is scheduled to begin soon after the Labor Day holiday.

Phase 3: Kipling Ave and W 40^th St

• Dewatering began the week of 8/21. Dewatering is the process of lowering the underground water table which is needed to complete the underground utility installations.
  • This process requires the use of a generator which will run 24 hours a day, 7 days a week until the work is completed. This work will take approximately 2 weeks to complete.
• Following temporary water setup, the utility subcontractor, Kusske Construction, will be reaching out to residents to set up temporary water service. They will need access to the home to finalize the transition to the temporary water main.
• Water main improvements will begin the week of 8/28.
• Water service installation will begin following the completion of water main installation.
• Storm sewer and sump drain installation will begin following the completion of water main improvements.

Phase 1: Grimes Ave and Inglewood Ave

• Installation of concrete curb and gutter and driveway aprons, as well as concrete driveway replacements are complete.
• Concrete sidewalk installation is scheduled for 8/22.
• Roadway grading in preparation for paving began and will continue the week of 8/21.
• The base layer of asphalt paving is scheduled for 8/23, ahead of school resuming.
• Irrigation system repairs will begin following the installation of asphalt paving. Please contact Nina if you have a system that needs to be restored.

• Roadway excavation and gravel installation is tentatively scheduled to begin the week of 8/21, following completion of final roadway grading in Phase 1.
• Concrete curb and gutter, driveway aprons, and sidewalk work is scheduled to begin after Labor Day.

• Roadway reclaiming is tentatively scheduled for the week of 8/14. Reclaiming is the process of grinding the existing asphalt into a gravel base and is anticipated to take 1-2 days to complete.
• Utility work will follow reclaiming, driveway apron, and landscaping removals.

It’s come to our attention that the USPS has stopped delivering mail to parts of the project area due to construction. We apologize for this inconvenience. At the request of the USPS, the contractor will be installing a temporary mailbox bank for the USPS to deliver mail to. Please check your front door for details on where to pick up your mail.

• Please recall the watermain and water services will not be replaced along the north half of Monterey Avenue. The main and services are owned by the City of St. Louis Park.

• Temporary water setup is complete for homes on the north half of Lynn Avenue. Homes have been transferred to temporary watermain service.
• The south half of Lynn Ave and all of Monterey Ave will not be placed on temporary water service. However, properties in this area will experience short term shut offs ranging from 4-8 hours. Check your front door daily for date and duration of shut off.
• Water main improvements will continue the week of 7/24.
• Storm sewer and sump drain installation will follow water main improvements.
• Check your front door daily for temporary loss of driveway access.

Phase 3: Kipling Ave and W 40^th St – Work tentatively scheduled to begin in early/mid-August
