This project, scheduled for construction in 2021, includes:

  • Complete reconstruction of the asphalt pavement,
  • Complete reconstruction of the concrete pavement with asphalt pavement,
  • Full installation or replacement of concrete curb and gutter,
  • Complete replacement of watermain and water services,
  • Improvements to the sanitary sewer and storm sewer systems, and
  • Construction of a 5-foot concrete sidewalk along

    • West 56th Street between Hanson Road and Normandale Road
  • A preliminary assessment amount of $17,200 per REU (Apr 2021)
  • A revised preliminary assessment amount of $13,600 per REU (Assess Policy Revision Jul 2021)

    Phase 1

    • The first layer of asphalt paving is complete phase wide.
    • Preparing the boulevards for topsoil placement is nearly complete. Topsoil installation is scheduled to begin 7/16 or 7/17.
    • Irrigation repairs continue.

    Phase 2

    • New watermain installation is complete.
    • Water service installations are expected to be complete by 7/19. Following completion, the contractor will connect houses to the new watermain and remove the temporary water system.
    • Storm sewer and sump drain installation are scheduled to start the week of 7/19.
    • The contractor is expected to begin excavating the road surface on 7/20 on Code Ave. The contractor will remove soils to a depth of 1 - 3 feet below the current road surface for the full width of the street to install the gravel base and confirm the soils are stable enough to support vehicular traffic. During this work, you can expect periodic loss of access to your driveways for up to an hour. If you need immediate access, please wave to one of the contractors to get their attention and they can accommodate.
    • Concrete curb and gutter installation is scheduled to begin in late July / early August, with concrete aprons/driveways beginning soon after.

    Phase 3

    • Michels continues removal of the old gas main.
    • Removals for temporary watermain are continuing throughout the phase.
    • Installation of the temporary above ground watermain will begin during the week of 7/19.

    Phase 1

    • Concrete work is scheduled to be complete on 7/9.
    • Preparing the boulevards for topsoil placement began. Topsoil installation is scheduled to begin the week of 7/12.
    • Bernard Pl, Code Ave, Tingdale Ave, and W 59th St are scheduled to receive the first layer of asphalt the week of 7/12.


    Phase 2

    • New watermain installation is scheduled to be complete on 7/9.
    • Water service work began. You can expect periodic loss of driveway access while the new water service is installed, so check your front door daily for time sensitive notices.
    • Storm sewer and sump drain installation are scheduled to start the week of 7/12.


    Phase 3

    • Michels continues removal of the old gas main.
    • Removals for temporary watermain are continuing throughout the phase.
    • Installation of the temporary above ground watermain will begin later during the week of 7/12.

    Phase 1

    • Concrete curb and gutter installation on remaining streets began on 7/1. Curb and gutter and concrete driveways are scheduled to continue through the week of 7/6.
    • The sidewalk on Hansen Rd is scheduled to be poured the week of 7/6.
    • Excavation for topsoil began on streets with the first layer of asphalt.
    • The irrigation contractor will request an appointment with impacted properties to repair damaged systems. Please check your front door for notification, including contractor contact information.


    Phase 2

    • The watermain installation on Grove Street is complete. The remainder of the watermain installation will begin on 7/2, starting with W 58th St.
    • Water service installation will begin the week of 7/12. Check your front door daily for time sensitive notices, as you will likely lose access to your driveway temporarily while services are installed.


    Phase 3

    • CenterPoint Energy's contractor Michels is removing the old gas main underneath the road surface.
    • Removals related to the temporary watermain installation will continue over the next few weeks.

    Phase 1

    • Street Excavation is scheduled to be complete on 6/25.
    • Curb and gutter and concrete driveways are scheduled to be installed in early July. Check your front door daily for notices.
    • The first layer of asphalt pavement is scheduled for 6/28 along Josephine Ave, Eastview Dr, and Hansen Rd.

    Phase 2

    • Watermain installation continues. The crews are expected to finish the watermain and water service installation the week of 7/12.

    Phase 3

    • Removals related to the temporary watermain installation will continue over the next few weeks.

    Phase 2, 3 and 4 - CenterPoint Energy Update

    • The City's contractor removed pavement in portions of phases 2-4 to allow for gas main removal by CenterPoint Energy’s contractor, Michels. You can expect limited access to your driveway for short periods while Michels removes the gas main. A representative from Michels will knock on your front door to notify you of driveway access restrictions.

    Due to a number of watermain valve failures in the Melody Lake neighborhood, numerous properties were without water on 6/23. The Contractor made an emergency temporary repair which has restored the water for the evening. Unfortunately, the water will be shut off again on 6/24 between 9 AM and approximately 6 PM to make the permanent repair. A notice will be placed on front doors for affected properties. We’re sorry for this unplanned water interruption.

    Phase 1

    • Utility installation is complete.
    • Due to a gas main removal delay with CenterPoint Energy, the roadway excavation is scheduled to be complete by 6/25.
    • Concrete crews were able to complete curb and gutter on Eastview Dr, Josephine Ave, and Hansen Rd. The remaining concrete driveways and aprons are scheduled to be poured on 6/21. Please check your front door for time sensitive notices.

    Phase 2

    • Watermain installation will resume the week of 6/21. The remaining temporary water service connections will be made over the next 2 weeks.

    Phase 3

    • Removals are still anticipated to start the week of 6/21.

    • Underground utility installation for the phase is anticipated to be complete on 6/11.
    • The roadway excavation and installation of gravel base is expected to be complete by 6/19.
    • Concrete curb and gutter installation is scheduled to begin on 6/21, with concrete aprons/driveways beginning soon after. Check your front door daily for time sensitive notices.

    Phase 2

    • The above ground temporary watermain is online, and temporary water service connections are in progress.
    • New watermain installation is scheduled to begin on 6/11. Complete of the watermain and service installations are expected by late June.

    Phase 3

    • Removals related to the temporary watermain installation are expected to start the week of 6/21.

    All Phases

    • The sanitary sewer lining contractor, Hydro-Klean, is on site cleaning and inspecting the condition of the City's sanitary sewer main throughout the project area. The sewer main lining schedule is to be determined.

    Phase 1:

    • Sump drain and storm sewer installation is scheduled to be complete during the week of 6/7.
    • The roadway excavation is scheduled to be complete by 6/19.
    • Curb and gutter will follow the road excavation and is scheduled for the week of 6/21.


    Phase 2:

    • The above ground temporary watermain has been installed. Kusske Construction will be contacting you with a knock on the door or a notification on your door to set up temporary water service. Access your basement is necessary to finalize the water connection.
    • The new watermain installation will begin the week of 6/7, and the watermain and service work is expected to finish in mid-June, weather permitting.

    Phase 1:

    • Road excavation work is ongoing and is now expected to wrap up the week of 6/14 due to several rain days.
    • Water service installation is complete, and the temporary water system will soon be removed.
    • Sump drain installation is in progress, and storm sewer installation is expected to start on 5/28 and last through 6/4.



    Phase 2:

    • The installation of a temporary above ground watermain will be complete by the end of the day 5/28. This will allow the contractor to replace the existing watermain and services with minimal disruption to your water supply. The contractor will need access to your basement to finalize this setup. You will be contacted by Kusske Construction Company by either a knock on the door or a notification on your front door. After the new watermain has been installed, they will reconnect your water service to the new watermain.
    • Watermain work is scheduled to start the week of 6/7, and the watermain and water service work is expected to finish in mid-June, weather permitting.

    Phase 1:

    • The contractor is expected to begin excavating the road surface on 5/21.     Phase 2:

    • Parking restrictions are in effect. There is No Parking from the hours of 7 AM to 9 PM (or until the contractor has noticeably left for the day).
    • The contractor has begun reclaiming a portion of the asphalt pavement, which grinds up the pavement and gravel underneath the road to produce a suitable recycled material to use as a temporary driving surface. Removal of concrete curb and the end of your driveway pavement will also likely occur, as will trees identified for removal.
    • The week of 5/24 Kusske Construction will begin installing a temporary above ground water supply system. This will allow the contractor to replace the existing watermain and services with minimal disruption to your water supply. Please check your front door soon for more information regarding the contractor connecting your home to the temporary water service.
