This project began construction in 2022 and will continue in 2023. The work includes:

  • Complete reconstruction of the asphalt pavement,
  • Full replacement of concrete curb and gutter and sidewalk,
  • Replacement of fire hydrants and watermain gate valves. The project will also include new water services between the main in the street and the property’s shut-off valve (curb stop),
  • Improvements to the sanitary sewer and storm sewer systems, including flood risk reduction improvements, and
  • Assessments to property owners for the roadway project costs, at $8,338.95 per residential equivalent unit

    Phase 1 Topsoil and Seeding

    • Topsoil installation is expected to be completed on 8/25. The contractor is aware that irrigation systems were impacted by the topsoil installation work, and irrigation repairs are expected to begin on 8/25 and continue until 8/29.
    • Seeding and hydromulching will follow the irrigation work.

    Phase 2 – Paving

    • The first layer of asphalt is scheduled to be paved during the week of 8/29. Check your front door for a notification on this work.

    Phase 3 – W 42nd Street, Grimes Ave between W 42nd St & Morningside Rd

    • The storm sewer work on Grimes Ave is complete.
    • Curb and Gutter was installed the week of 8/15 for most of Grimes Ave.
    • The remainder of Grimes Ave roadway excavation is now scheduled for the week of 8/29.
    • Xcel Energy is on W 42nd Street relocating power poles to allow the City’s Contractor to begin underground utility work. Xcel anticipates completing this work early in the week of 8/29.

    Phase 4 – Crocker Avenue

    • Crews have begun the installation of the large diameter storm sewer. During the large diameter storm sewer installation, you can expect a short-term water shutoff while crews replace your water service pipe. This work is anticipated to last through the week of 8/29.

    Phase 1 Topsoil and Seeding

    • Topsoil installation is expected to begin the week of 8/22. Seeding and hydromulching will follow the topsoil placement.


    Phase 2 – Driveway Aprons and Concrete Driveway Work

    • Due to rainy conditions, driveway aprons and concrete driveway replacements are now anticipated to be complete early in the week of 8/22 throughout the phase.
    • The first layer of asphalt is now anticipated to be paved during the week of 8/22.


    Phase 3 – W 42nd Street, Grimes Ave between W 42nd St & Morningside Rd

    • The Grimes Ave storm sewer work is ongoing and is expected to be complete on 8/19.
    • The roadway excavation is complete for most of Grimes Ave. Curb and gutter is scheduled for a portion of Grimes Ave for 8/22, check your front door for a notice of this work.
    • The remainder of Grimes Ave will have the roadway excavation completed during the week of 8/22.
    • Crews will be replacing sanitary manholes on W 42nd Street between Oakdale Ave and Crocker Ave during the week of 8/22.
    • Xcel Energy will be on W 42nd Street during the week of 8/22 to relocate power poles to allow the City’s Contractor to begin underground utility work. Xcel anticipates completing this work early in the week of 8/29.


    Phase 4 – Crocker Avenue

    • The crews successfully completed water service replacements on the West side of the street during the week of 8/15.
    • The pumps and generator necessary for the lowering of groundwater to facilitate the installation of the storm sewer will be installed the week of 8/22.
    • Crews will begin installing the large diameter storm sewer on the East side of Crocker during the week of 8/22. During the large diameter storm sewer installation, you can expect a short-term water shutoff while crews replace your water service pipe.

    Phase 1 Sidewalk

    • The sidewalk installation is scheduled to be complete on 8/12.
    • After the sidewalk has gained adequate strength, crews will prepare the boulevards for topsoil placement.


    Phase 2 – Driveway Aprons and Concrete Driveway Work

    • Driveway aprons and concrete driveway replacements are scheduled to start on 8/11. Check your front door for a notification on this work. You will be asked to park on an adjacent street while work is occurring on your driveway.
    • The first layer of asphalt is now anticipated to be paved during the week of 8/22.


    Phase 3 – W 42nd Street, Grimes Ave between W 42nd & Morningside Rd

    • Due to a rise in the groundwater level after the recent rain event, the storm sewer on Grimes Ave is delayed while the pumps at Weber Pond temporarily lower the water table.
    • Following the sewer work, crews will begin the roadway excavation in advance of concrete curb and gutter.


    Phase 4 – Crocker Ave

    • Crews are scheduled to begin the utility work by replacing the sanitary sewer manholes beginning on 8/11.
    • Following the sanitary manhole work, the crews will begin replacing water services on the East side of the street in advance of the storm sewer work. Anticipate short term water shutoffs.
    • The dewatering well stations that will aid in temporarily lower the groundwater prior to the installation of the storm sewer will be installed the week of 8/15.
  • Crocker Avenue Utility Work

    As discussed at the resident construction kickoff meeting on May 3, residents on Crocker Ave should anticipate changes to your daily routines due to the contractor installing deep and large diameter storm sewer pipe. Residents should expect the following challenges:

    • Loss of driveway access for up to 48 hours
    • Temporary daytime water shutdowns
    • No parking on Crocker Ave
    • Crocker Ave road closure
    • Potential temporary mailbox bank for mail pickup
    • Temporary relocation of garbage and recycling containers by the contractor due to lack of access for garbage and recycling haulers
    • Pumps and generators running 24 hours per day to temporarily lower the groundwater so the storm sewer work can be completed in a dry environment.

    We do not yet have a firm start date for the deep and large utility work. Further details will be provided by door notification related to the challenges listed above. It’s critical that you check your front door daily for time sensitive information as the work begins.

    Phase 1 Irrigation and Sidewalk

    • Irrigation system repairs are scheduled to be complete on 8/5.
    • The concrete sidewalk is scheduled to be installed the week of 8/8.
    • Topsoil and seeding work will occur after mid-August when the seed has a higher probability of germinating due to cooler temperatures.


    Phase 2 – Utility Work Complete / Curb and Gutter installation

    • Concrete curb and gutter is being installed and is anticipated to be completed on 8/5.
    • Driveway aprons and concrete driveway replacements are scheduled for the week of 8/8. Check your front door for a notification on this work, including temporary loss of driveway access details.
    • Paving the first layer of asphalt is anticipated to occur during the week of 8/15.


    Phase 3 – W 42nd St, Grimes Ave between W 42nd St & Morningside Rd

    • Water service replacements are complete on Grimes Ave.
    • The crews will now be installing the storm sewer and sump drain on Grimes Ave during the week of 8/8.
    • The West 42nd St schedule is dependent on Xcel Energy relocating utility poles. Xcel Energy continues to delay their relocation work.
    • Following the utility work, crews will begin the roadway excavation in advance of curb and gutter.


    Phase 4 – Crocker Avenue

    • Asphalt pavement reclamation will occur on Crocker Avenue on 8/9, weather permitting. Reclamation is the process of grinding the existing asphalt into a gravel base.
    • Following the pavement reclamation, the crews will remove driveway aprons, sidewalk, and curb and gutter in preparation for the utility work.

    Phase 1 Irrigation and Sidewalk

    • During the week of 7/25, the contractor will prepare the boulevards for the new sidewalk.
    • Irrigation system repairs are in progress throughout the phase, and are anticipated to be complete the week of 8/1.
    • Sidewalk installation is scheduled for the week of 8/8.
    • Topsoil and seeding work will follow the sidewalk work.


    Phase 2 – Utility Work Complete / Street Excavation to begin 7/29

    • The utility work is complete.
    • The contractor will begin installing the new roadway gravel section on 7/29. This work is anticipated to last into the week of 8/1.
    • Curb and Gutter is scheduled to be installed on 8/5.
    • Driveway aprons and concrete driveway replacements are scheduled for the week of 8/8. Check your front door for important updates regarding loss of driveway access.


    Phase 3 – W 42nd Street, Grimes Ave between W 42nd & Morningside Rd - Utility Work Begins

    • The contractor began water service replacement work on Grimes Ave near Morningside Rd.
    • The crews will install the storm sewer on Grimes Ave near W 42nd St early in the week of 8/1.
    • Check your front door for time sensitive information on this work. The water service replacements on Grimes Ave are anticipated to be completed on 8/5.

    Phase 1 Paving

    • The first layer of asphalt pavement will be placed throughout the phase on 7/22.
    • The concrete driveway aprons and concrete driveway replacements are complete in the phase.
    • During the week of 7/25, the contractor will be preparing the boulevards for the concrete sidewalk.
    • Irrigation system repairs are now anticipated to begin the week of 7/25.


    Phase 2 – Storm Sewer Installation

    • Water service work is complete in the phase. Crews are taking down the temporary above ground watermain and completing the transition to regular water service. Kusske Construction may need to access the basement to finalize this switchover.
    • Storm sewer installation began on 7/18 and is scheduled to be complete on 7/22.
    • Upon completion of the storm sewer, sump drain installation is scheduled to take place early in the week of 7/25. Anyone choosing to make the optional private connection to the sump drain is encouraged to reach out to Evan Acosta to ensure your private connection to the sump drain is feasible.
    • Following the sump drain installation, crews will begin to install the gravel roadway section in advance of concrete curb and gutter. This roadway work is scheduled to begin late in the week of 7/25.


    Phase 3 – W 42nd Street, Grimes Ave between 42nd & Morningside Rd

    • The contractor will begin removing the concrete curb and gutter, driveway aprons, and sidewalks on 7/21.
    • The contractor is scheduled to begin water service replacement work on 7/29 on Grimes Ave. Check your front door for time sensitive information on this work, including brief daytime water shutoffs. The water service replacements on Grimes Ave are anticipated to be completed on 8/5.
    • Following the water service replacements on Grimes Ave, crews will begin installing storm sewer at the north end of Grimes Ave.

    Phase 1

    • Concrete curb and gutter installation is complete.
    • The concrete driveway aprons and concrete driveway replacements began on 7/12. Check your front door daily for time sensitive notifications.
    • Irrigation system repairs will begin the week of 7/18.


    Phase 2 – Water Service Installations Continue

    • Water service work continues on Branson Street and is scheduled to be complete on 7/15.
    • Once the water services are installed, Kusske Construction will switch you off the temporary above ground water service. They will need to access the basement to finalize this switchover.
    • Storm sewer installation is anticipated to begin on 7/15 and conclude during the week of 7/18.


    Phase 3 – W 42nd Street, Grimes Avenue between W 42nd Street & Morningside Road

    • Due to private utility company delays in relocating West 42nd Street utility poles, the contractor has ­­­­moved Grimes Avenue between West 42nd Street and Morningside Road from phase 4 to phase 3.
    • The new gas main in the roadway of W 42nd Street has been installed by Michels.
    • The contractor will be reclaiming the phase 3 streets on 7/15. Expect short term loss of driveway access during this work.
    • After the removals are complete, crews will begin installing a temporary above ground watermain on West 42nd Street in advance of the watermain work.

    Phase 1

    • The contractor finished the roadway gravel base installation throughout the phase.
    • US Internet is anticipated to complete installing fiber lines on 7/7.
    • Concrete curb and gutter installation is scheduled to begin on 7/8. The concrete driveway aprons and concrete driveway replacements will follow the curb and gutter installation.


    Phase 2 – Water Service Installations

    • Crews began replacing the Oakdale Ave water services on 7/5. The water service work is scheduled to be complete during the week of 7/11 throughout the phase.
    • Once the water services are installed, Kusske Construction will transition your water service from the the temporary above ground main to the permanent main. They will need to access the basement to finalize this switchover.
    • Following the water service replacements, crews will begin storm sewer and sump drain installation.


    Phase 3 – W 42nd Street

    • Michels, on behalf of CenterPoint Energy, began installing a new gas main in the roadway. This work is anticipated to be completed during the week of 7/11.
    • Work on W 42nd Street will now begin the week of 7/18 with pavement reclamation, curb & gutter removals, and driveway apron removals.
    • After the removals are complete, crews will begin installing a temporary above ground watermain in advance of the watermain work.
  • Construction Update 6/30/2022

    Phase 1

    • Michels is scheduled to be complete with the new gas main installation in the Lynn Ave roadway on 6/30.
    • The contractor is scheduled to be complete with installing the gravel roadway base on Oakdale Ave and Littel St on 6/30. Crews will install the gravel roadway base on Lynn Ave beginning on 7/1 and concluding on 7/5.
    • Concrete curb and gutter is now anticipated to be installed late in the week of 7/5.


    Phase 2 - Watermain Work to Begin

    • The new watermain has been installed and is now being tested.
    • Water service replacement work will begin during the week of 7/5 and likely conclude the week of 7/11.
    • Following the water service replacements, crews will begin storm sewer and sump drain installation.


    Phase 3 - W 42nd Street

    • Work on W 42nd Street will begin the week of 7/11 with pavement reclamation, curb & gutter removals, and driveway apron removals.
    • After the removals are complete, crews will begin installing a temporary above ground watermain in advance of the watermain work.
