W. 42nd Street

• Roadway final grading and the first layer of asphalt paving are tentatively scheduled to begin May 30 and June 1, respectively.
• The remaining concrete items to be completed in concurrence with Morningside Rd and Grimes Ave

Morningside Road

• Watermain improvements are complete, water service work to follow beginning week of 5/29 between Lynn and Grimes Aves.
• Sump drain installation to continue into week of 5/29.
• Remaining sidewalk removals to begin in early June.
• Roadway excavation and gravel installation is scheduled to occur in early June after the utility work is complete.
• Concrete curb and gutter, sidewalk, and driveway work to begin following roadway excavation and gravel installation activities.

Grimes Avenue between West 44th Street and Morningside Road

• Deep storm sewer improvements are complete.
• Watermain and service related work is scheduled to continue the week of 5/29.
• Check your front door daily for more information regarding driveway access loss, and parking requirements.
• Sump drain installation will occur following completion of the watermain improvements.
• Roadway excavation and gravel installation is scheduled to occur in early June after the utility work is complete.

Remainder of the project area

• The irrigation contractor resumed restoring systems within all phases of the project completed last year. Please contact Nina if your system has not been restored.
• Topsoil and seed re-work occurred in most of the areas where paving has been completed.

W. 42nd Street

• Concrete curb and gutter, driveway aprons and concrete driveways are complete with exception of the few small locations.
• Concrete sidewalk is complete except for the block between Kipling Ave and Grimes Ave, as well as several intersection tie-ins. This work will be completed within a few weeks.
• Asphalt paving is tentatively scheduled to begin June 1.

Morningside Road between Crocker Ave and Grimes Ave

• Deep storm sewer work is complete.
• Watermain improvements are scheduled to begin the week of 5/22, with water service work to follow.
• Roadway excavation and gravel installation is scheduled to occur in June after the utility work is complete.

Grimes Avenue between Branson Street and Morningside Road

• The contractor will begin the deep storm sewer on Grimes Ave early during the week of 5/22 and likely will conclude by 5/26.
• Check your front door daily for more information regarding driveway access loss, and parking requirements.
• Watermain related work is scheduled to begin at the end of May.
• Roadway excavation and gravel installation is scheduled to occur in June after the utility work is complete.

Grimes Avenue between West 44th and Branson Streets

• Water service replacements are scheduled to begin late May.

Remainder of the project area

• The irrigation contractor resumed restoring systems on Oakdale Ave and Branson St and will continue restoring systems in the remainder of the project area.
• Topsoil and seed re-work will begin the week of 5/22 starting with the areas with completed irrigation.

• Curb and gutter is complete with the exception of the few small locations.
• Driveway aprons and concrete driveway replacements will continue the week of 5/15.

Morningside Road between Oakdale and Lynn Avenues

• Roadway excavation and preparation for concrete curb and gutter began.
• Expect short term roadway and driveway access loss during the day while this work is occurring.

Morningside Road between Crocker and Grimes Avenues, Grimes Avenue between Branson Street and Morningside Road

• The contractor began the deep storm sewer on Morningside Rd, and will continue to Grimes Ave. This work is anticipated to last approximately 2 weeks.
• Check your front door daily for more information regarding driveway access loss, and parking requirements.
• Watermain work is scheduled to begin at the end of May
• Roadway excavation and gravel installation is scheduled to occur in June after the utility work is complete.

Grimes Avenue between West 44th and Branson Streets

Remainder of the project area

• The irrigation contractor is scheduled to be on site beginning the week of 5/15 to restore irrigation systems.
• Topsoil and seed re-work will begin after the irrigation systems are repaired.

• Kusske Construction will be transition the watermain to the temporary system during the week of 5/8.
• Beginning the week of 5/8, the contractor will start installing the deep storm sewer, starting on Morningside Rd, then continuing to Grimes Ave. This work is anticipated to last approximately 2-3 weeks.

• Roadway excavation and gravel installation is scheduled to occur in June after the utility work is complete.

• The contractor is scheduled to begin roadway excavation and gravel installation between Crocker Ave and Grimes Ave during the week of 5/1. This process is anticipated to last approximately 1 week.
  • The contractor completed most of the roadway excavation and gravel installation west of Crocker Ave in fall 2022. Final roadway preparation for concrete curb will also occur during the week of 5/1.
• Concrete curb and gutter and driveway apron installation along all of W. 42^nd St is anticipated to begin during the week of 5/8.

Morningside Road between Oakdale and Crocker Avenues,

• On 5/1, the contractor plans to begin water service and hydrant replacements, which are scheduled to conclude by 5/8.
• Expect water shutoffs associated with this work.
• The contractor will notify residents via door hanger.
• Roadway excavation and gravel installation is scheduled to occur in June after the utility work is complete.

Morningside Road between Crocker and Grimes Avenues, Grimes Avenue between Branson Street and Morningside Road

• The contractor is scheduled to begin setting up and testing the above ground temporary watermain during the week of 5/1.
• Expect water shutoffs associated with this work.
• Kusske Construction will be reaching out to residents to set up temporary water service. They will need access to the home to finalize the transition to the temporary watermain.
• Beginning the week of 5/8, the contractor plans to install the deep storm sewer, starting on Morningside Rd, then continuing to Grimes Ave.

The contractor is scheduled to begin reclaiming Morningside Road, Grimes Avenue south of Morningside Road, and West 42nd Street on 4/24 and be complete by 4/25. Reclaiming is the process of grinding the existing asphalt into a gravel base.

W. 42nd Street

• Utility work is scheduled to continue the week of 4/24 for approximately 1 week.
• The contractor is scheduled to begin roadway excavation and gravel installation during the week of 5/3. This process is anticipated to last approximately 1 week.
• Concrete curb and gutter and driveway apron installation will follow the roadway excavation and are anticipated to begin during the week of 5/8.
• Please resume checking your front door daily for time sensitive notifications.

Morningside Road and Grimes Avenue south of Morningside Road

• In preparation for the underground utility work, removal of curb and gutter, sidewalk, and driveway aprons will begin after the reclaiming is complete.
• The contractor is scheduled to begin setting up and testing the above ground temporary watermain during the week of 5/3.
• During the week of 5/3 Kusske Construction will be reaching out to residents to set up temporary water service. They will need access to the home to finalize the transition to the temporary watermain.
• Please resume checking your front door daily for time sensitive notifications.

Remainder of the project area

Stay tuned for updates on resuming work on sidewalk gaps, topsoil and turf, retaining walls, etc.

The contractor will return to site on 4/17 to resume work on West 42nd Street. Additional information on the remainder of the project area will be posted soon.

West 42nd Street - Utility Work Wrap Up

• The contractor is scheduled to complete the watermain work on the street during the week of 4/17.
  • There will be a short term water shutoff for this work.
  • Check your front door daily for notification of this work.
  • Anticipate a road closure at the intersection of Kipling Avenue during the watermain work.
• Sump drain installation is scheduled for the week of 4/17 and is anticipated to last for 2 days. During this work expect a short term (<45 minute) loss of driveway access.
• After the sump drain installation, crews will finish installing the storm sewer that was nearly completed last fall. This work is anticipated to be complete during the week of 4/24.
• Following the underground utility work, crews will reclaim the asphalt pavement in preparation for roadway excavation and gravel installation.

As construction resumes in your phase, we would like to continue to stress the importance of checking your front door daily for time sensitive notifications.

Phase 3 – W 42nd Street

• Crews have begun installing temporary asphalt driveway connections along W 42^nd Street. These installations will continue through 11/22.
• The temporary asphalt street will be paved on 11/22. Check your front door on 11/21 for a notification on this work.

Phase 3 – Grimes Ave between W 42nd St & Morningside Rd AND Phase 4 – Crocker Avenue

• The final asphalt layer is scheduled to be placed on 11/22. Check your front door on 11/21 for a notification of this work.

Thanksgiving – 11/24 & 11/25

• There will be no work on Thanksgiving or Friday 11/25. Crews will be back on site the week of 11/28 to continue with site cleanup and removal of equipment. Have a safe and happy Thanksgiving!

Phase 3 – W 42nd Street

• Utility work will wind down for the season during the week of 11/14.
• Due to the low temperatures in the 10-day weather forecast, concrete curb will not be installed until 2023. Temporary asphalt pavement along West 42nd Street is scheduled to be installed before Thanksgiving.
• Unfortunately the sidewalk won't be re-installed until 2023.

Phase 3 – Grimes Ave between W 42nd St & Morningside Rd AND Phase 4 – Crocker Avenue

• Topsoil installation is scheduled to be complete on 11/11.
• Asphalt driveway tie-ins are scheduled to occur on 11/11.
• The final asphalt layer is tentatively scheduled to be paved on 11/18.

Phase 5 – Morningside Road and Grimes Avenue south of Morningside Rd – Postponed until 2023

• Based on the Xcel Energy delays on West 42nd Street, Phase 5 will be postponed until spring 2023.

Asphalt paving is scheduled to occur on Grimes and Crocker Avenues on Thursday, November 3. Utility work will wind down for the season by mid-November. Asphalt pavement installation along West 42nd Street is scheduled to be complete before Thanksgiving. A portion of the work may be temporary in nature based on private utility coordination, weather and progress.

This large and deep utility work is unique for a residential area, and we apologize for this lengthy inconvenience.
